On the edge of Chur's old town, on the Plessur river, lies the quiet retirement home BODMER, close to the city center. Here, older people can enjoy a carefree life. BODMER offers various forms of living for the third stage of life. An informal, friendly and committed team takes care of all the residents' needs.
Similar to a hotel, the technology in the BODMER retirement home is also very sophisticated. The tasks of the in-house technical service - from changing light bulbs to monitoring/controlling the various alarm systems - are extremely varied. Not forgetting the areas of maintenance, inspection and the billing of various energy sources. Especially with these different types of housing, it is of great interest to know the energy consumption of each individual apartment and to bill it according to the polluter-pays principle. The energy consumption of the retirement home varies depending on the time of day. For this reason, it is extremely important for the internal technology to get a handle on the power peaks and thus control the simultaneous energy consumption and, above all, the costs.
Our solution
The problem of load optimization was tackled by installing a UMG 604, combined with an FBM switching module, in the kitchen's electrical distribution system. A detailed analysis on site quickly revealed who the main energy consumers were. This information was used to connect the largest consumers, such as three washing machines, two tumble dryers, a mangle, etc., to the system and a target value was determined for everything. This made it possible to define continuous monitoring and optimization of the appliances in terms of electricity consumption.
The second challenge was to record the energy consumption per residential unit. The compact ECS energy meters were installed for this purpose. These meters communicate via the Optec gateway. All measured energy data is transmitted online and in real time to the installed GridVis® software. The software is linked to a MySQL database. Thanks to this constant flow of data, the complete load history of a meter, i.e. a tenant, can be evaluated quickly and easily.
Benefits for our customers
Energy consumption varies considerably throughout the day. The aim was to identify the main energy consumers in the kitchen and to comply with the defined target values for electricity consumption. By using a load management system, it was possible to significantly reduce operating costs during peak loads by briefly switching off certain kitchen appliances.
The use of energy meters made it possible to determine the energy consumption per residential unit. In combination with the GridVis® software, evaluations can be created quickly and easily for each individual tenant. An analysis of the entire estate is possible at the touch of a button.
